Introduction

    Newnham Farm is a substantial stone farmhouse dating from about 1600, with spacious, comfortable rooms, set in one acre of gardens with a large pond. We aim to cater for the needs of all visitors to our home based on a two - bedroom bed and breakfast.

    The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

    ; Wightlink, car ferry from Portsmouth to Fishbourne (45 minutes), then

    approximately 5 minutes drive.

    ; Wightlink, car ferry from Lymington to Yarmouth, (35 minutes), then

    about 40 minutes drive.

    ; Red Funnel, car ferry from Southampton to East Cowes, (55 minutes),

    then 15 minutes drive.

    ; Wightlink Fastcat passenger ferry from Portsmouth to Ryde (12

    minutes).

    ; Hovertravel, Southsea to Ryde passenger hovercraft (10 minutes) ; Taxi ranks at both ends of Ryde Pier.

    ; Newnham Farm is 3 miles from Ryde Esplanade.

    ; Nos 4/5/9 buses to the ‘top of Binstead Hill’, then about 15 minutes

    walk. Pavement along Newnham Road but none on Newnham Lane. ; We have a website with photographs of each guest room, both

    rooms on the first floor.

    ; Brochures and menus can be provided in large print by prior

    arrangement. We are a small establishment and I have time to talk

    with my guests.

Arrival & Car Parking Facilities

    ; No marked parking bays, but there is ample room for all cars on the

    gravel driveway. The surface is level with a slight slope towards the

    entrance.

    ; The front door is accessed across a brick path with seating area.

    There is a small step of 4 cm, the door jamb is 6cm high and then two

    paces to step, 8cm down into inner hall, leading into kitchen/living

    room.

    ; Assistance with luggage is always offered to all guests. ; Outside and inner hall lights on at night.

    ; Guide dogs are welcome, and feeding and water bowls provided. ; Guests escorted to rooms and facilities explained.

Main Entrance & Reception

    ; One public entrance to property. Ground floor hall leads to kitchen

    and then stairs to guest rooms. Tiled floor throughout. ; Doorbell on front door.

    ; Smoke detector in hall and on landing.

    ; The kitchen/living room floor has ceramic tiles.

    ; The front door has one step, 4cm high then door jamb of 6 cm and is

    95cm wide.

    ; On entry into our home there is a hallway 2 by 1.50 metres.

    ; The garden is open for people to relax in. It is mainly lawns with

    flowerbeds and trees. The ground is undulating with some steep

    areas. Guests must be aware that wet grass can be slippery and we

    advise that they take care.

    ; Paved areas can be slippery when wet.

    ; The lower patio is set aside for use by guests. It has a table and chairs

    with unrestricted views of the pond.

    ; There are several seats arranged around the garden to enable quiet

    contemplation.

Bedrooms

    ; All bedrooms are on the first floor, and are therefore not wheelchair

    accessible. Doorways 75cm wide. Each has a secure lockable door. ; 2 large spacious rooms ‘Apple’ and ‘Jane’s’

    ; Apple 237cm high with good access to bed from both sides. Bed can

    be either 6ft double or 3 foot twins, 54cm high.

    ; Jane’s 207cm high with good access to bed from both sides. Bed

    can be either 6ft double or 3 foot twins, 54cm high. ; Both rooms and landing are carpeted with short pile carpet. No

    scatter rugs. Walls plain coloured with borders.

    ; Bedside and ceiling lights with lots of natural light. Jane’s room has a

    large floor lamp in the seating area.

    ; Fridge: fresh milk/homemade shortbread/selection of teas and

    each guest.

Future Pans:

    ; Newnham Farm is a 400 year old farm house with a grade 2 listing, so

    cannot be updated. We are currently making changes to the garden,

    which will enhance our visitors’ experience.
