?10 MILLION POUND INVESTMENT FOR MONMOUTHSHIRE SITE

    Up to 500 new jobs are likely to be created following the completion of a 17-acre mixed use, multi- occupied business park at Caldicot, Monmouthshire by commercial property developer Robert Hitchins Limited.

    Once fully occupied, the re-branded Castlegate Business Park will become the largest employment location in the county.

    Newport Networks is the latest company to agree lease terms on 1,115 square meters (12,000 square feet). At the cutting edge of „voice over the internet‟ development, it recently floated on the FTSE AIM Index.

Chief executive officer, John Everard said: We‟ve been searching for a base to facilitate

    our ambitious growth plans, and Castlegate Business Park will provide a flexible option in a serviced environment which allows us to expand from our current Chepstow base. It‟s

    the next phase in Newport Networks‟ development, building significantly on our success

    so far.”

    The Park was previously owned by Mitel Networks, a leading global provider of enterprise and small business communications solutions. The company will retain its European headquarters on-site through a lease-back arrangement, also confirming its long term commitment to the location and, importantly for the region, guaranteeing the future of this major employer locally.

    Two other tenants Breconridge and Zarlink - have further agreed extensions to their leases with several other blue chip companies expressing strong interest in re-location deals, attracted by attractive surroundings, flexible and high quality business accommodation.

    Castlegate Business Park offers easy access to the M4 and M5 motorways. Just minutes from the two Severn Bridge river crossings connecting Bristol with Newport, Cardiff and beyond, the renowned Marriott St. Pierre Hotel and Country Club and Chepstow Racecourse are also close at hand.

    In total, the Park boasts 25,362 square metres (273,000 square feet) of office, production and storage space. Office suites and production space will be available from 465 square metres (5,000 square feet) to 2,787 metres (30,000 square feet).

    It is one of a number of highly prestigious development projects currently underway in south Wales through the Robert Hitchins Cardiff office, attracting a diverse range of tenants from the IT, telecommunications and public sectors, all benefiting from competitive pricing, an excellent transport infrastructure and a well-qualified local workforce.

The company‟s expanding portfolio across the region includes Eastern Business Park in

    Cardiff, Rassau Industrial Estate, Cleppa 4 in Newport and live development projects at Langstone Business Park and Fusion Point 2 in central Cardiff.

    Extensive redevelopment is scheduled over the next 12 months, including new office suites totalling 6,500 square meters (70,000 square feet), as well as refurbishment of internal areas. The site already offers extensive catering and restaurant amenities with additional facilities under consideration, including a children‟s crèche and fully-equipped

    fitness suite.

    Robert Hitchins will maintain a project office on-site for the duration of the redevelopment with group building surveyor, Richard King, assuming overall responsibility.
