How many homes will be built at Summerwood?
There will be a total of 69 single family detached homes in the first phase at Sunset and Railroad Ave. The homes
range from approximately 1,684 square feet to 2,155 square feet with five floor-plans. Most of the homes at
Summerwood are built around a courtyard that is shared by four and five homes. Each home is located on its own
lot and a backyard surrounded by a good neighbor fence.
What is the pricing for Summerwood?
It is anticipated that pricing will range from the $400,000’s. Final pricing will be determined at the time the
homes are released for sale.
Is there a Homeowners Association at Summerwood?
Summerwood does have a Homeowners Association that will be responsible for maintaining certain common area
features and amenities throughout the community. The Covenants, Conditions and Restrictions (CC&R’s) set
forth detail those obligations.
What are the Homeowners dues and what will they cover?
Homeowners’ dues are estimated to be approximately $162 per month during the first fiscal year.
Homeowners’ dues will cover the maintenance of the courtyards, the neighborhood park and front yards of all homes. Each homeowner will be individually responsible for the exterior and interior maintenance of their home,
back and side yards, and good-neighbor fences. Each homeowner will pay for their own gas and electricity, water
and sewer and garbage pick-up.

What should I do if I am interested in purchasing a home at Summerwood?
To become a Preferred Buyer and eligible to participate in our sales releases, you must first become pre-approved
with our preferred lender, Countrywide Home Loans. Countrywide offers competitive mortgage programs and
provide excellent service to our new home clients. They are very familiar with the new home financing process
and our procedures.
Despite receiving this pre-approval, you are under no obligation to obtain a loan from our Preferred Lender.
However, should you choose to obtain a loan through Countrywide Home Loans, you will receive a $2,500 credit
in escrow towards closing costs.
How will the homes be released for sale?
The process for releasing homes for sale will be determined prior to the first release which is anticipated to take
place in May 2007.
Preferred Buyers on our interest list will be notified of release dates by mail. Please make sure the sales office
has your current contact information.
